General terms conditions of the lease

1. Legal status

this agreement falls under the status of «résidence de tourisme» therefore the legal dispositions pertaining for yearly leasing do not apply to the resident especially regarding the maintenance of the premises.

2. FEES and payments

The rental fee includes the use of an apartment, furnished and fully equipped . The fee minus the deposit (25% of the total to be paid at the time of reservation),  is due upon arrival, and provision  of the keys by the owner. In the event of an extension of stay , the fee will be due , the day before prolongation starts. In the event of an early departure , no partial reimbursement of the fee will be made.

3. Security deposit

Pertaining to this agreement the resident shall pay a security deposit of 300$ CAD. The reimbursement of this deposit is subject to payment of the fees in full, and it will be affected by any repairs of damages, replacement off missing objects, on the day of departure. The deposit or its balance shall be reimbursed to the resident within 7 days after leaving.

4. Duration

The duration of the stay is stated in the confirmation of the reservation of Le Saint-Gerard. Depending on availability , it can be extended with normal rentalfees applying, as long as all the dues from the previous stay have been paid in full and all the dues from the next stay have been paid in full as well.

5. Resident agreement

The resident will use the rented premises and installations in a’’proper manner’’ abiding by the present rules governing the residence. Any domiciliation within the residence is forbidden. Le Saint Gerard has the right to enter the rented premises for reasons of maintenance at any time. At the end of the stay, the resident shall leave the premises in the same state as it was  at the time of arrival.

Smoking is forbidden in the apartment and animals are not accepted.

6. Cancellation

Any cancellation of the reservation has to be notified in writing to Le Saint Gérard.the date of reception vouching for the date of cancellation .For reimbursement of the deposit, for stays under 7 nights, a minimum two weeks advance notification prior to the cancellation is required.  For stays of 7 nights or more , the minimum advance notification is 6 weeks.

7. Modification of duration.

modifications of the duration of the stay are subject to availability. In the event of a shorter stay, the article number 6, Cancellation, apply.

8. Responsibility

Le SAINT GERARD is not responsible regarding theft or damages of personal effects in the appartment, including the premises, the building or any other areas of the residence; this agreement is subject to the status of tourism residence. Your personal insurance would apply.

9. Termination/penalty /non renewal.

This agreement will be terminated in full rights, without warning in the event of a breech of any part of this agreement , in particular in the event of lack of funds or credit card payments. The resident will have to leave the premises immediately and might be evicted if need be with the help of  law enforcement services. The amount of the deposit will be credited to Le Saint-Gérard , as damages, without prejudice. The residence will have the right to object to a renewal of the agreement in the event that a client has displayed unproper or disturbing behavior.

10. Check-in check-out

The check in time is between 16h00 and 22h00, in order to allow a thorough clean-up to be done. Check-out shall be prior 10h00 on the day of departure.
